Materials only vary ~10% nationally; labor varies up to 40%. Apply regional labor multiplier from a property lookup, or set manually. Catalog shows installed (mat + lab) prices — every cell is editable.
How costs are calculated: Each line item has a default materials/labor split (e.g. interior paint is ~15% materials, 85% labor; cabinets are ~50/50). The materials multiplier scales material costs; the labor multiplier scales labor costs separately. When you edit a unit price directly, it overrides the catalog and the split applies to your custom number.
Property lookup: RentCast's free tier gives 50 lookups/month. If the API call fails (CORS or network), just enter the property details manually — the rest of the tool works the same. The labor multiplier auto-applies based on state once it's known.
